At this time we will hammer down the details further. A design consultation fee may apply to allow all parties to be committed together. We will start the design process tailoring any of our existing plans to meet your needs. Create a preliminary budget for your review with our standard features. Please note it is important you understand your buying power and payment options at this stage. Common options are cash/buyer financing, and construction-to-perm loan.
At this time you will have the preliminary plans, budgets, and standard features and specifications. Please take time to think through the plan, and buyer selections.
Once you have reviewed the preliminary packet it is time to make it official. At this stage we will have you sign a Michael Christian Homes purchase agreement and collect at 10% builder deposit.
Permitting & Architectural Review
We will submit all permitting requirements to governing jurisdictions, and the architectural review board (if required) for approval.
At this time the survey and house stake out will be complete. We will hold a pre-construction meeting to discuss house orientation, elevation, potential views, lot drainage, and confirm all selections going forward.
We have just finished plumbing, HVAC, and are getting ready to start the electrical rough-in. It is important to discuss what is inside the walls, confirm placements, and layout the electrical to fit your lifestyle.
Your home is now 95% complete and ready for a walk through. We will conduct a full orientation discussing all features, operations, and maintenance items. At this time we will conduct a quality control walk and identify any cosmetic imperfections to be addressed.
